Our Story

Kenarim — a Melbourne hotel built one decision at a time

Kenarim started in 2014 with a renovated heritage building on Collins Street and a stubborn belief that big-hotel polish and small-hotel warmth should not be an either-or choice. Eleven years later we still pour the coffee ourselves, still recognise most of the faces at the front desk, and still change the pillow menu whenever a guest tells us something better.

Who we are

A city hotel run by people who actually live here


Kenarim is the trading name of Kenarim Hospitality Pty Ltd, a Victorian company owned by hotelier Daniel Whitfield. We operate seventy-two rooms, a restaurant, a rooftop bar, a wellness floor and a working boardroom, all within walking distance of Parliament Station. Roughly eighty-five staff keep those spaces running, and most of them have been with us for at least four years.

We are deliberately not a chain. There is no corporate playbook telling us which coffee to pour or how far the front desk can walk a guest to their room. Every menu, every wall colour and every piece of crockery has been chosen by someone whose name you could probably learn over a single stay.

History

From a quiet idea to a Collins Street fixture


The building at 171 Collins Street has been many things. It was a wool brokerage in the 1920s, a printing workshop after the war, and for a long stretch in the 1990s it sat mostly empty while the city figure out what to do with its heritage floor stock.

Daniel Whitfield bought the lease in 2012 with a modest plan: thirty rooms, a good coffee machine, and a team small enough that everyone knew everyone else. The plan grew. We opened with forty-eight rooms in 2014, added the restaurant in 2016, the wellness floor in 2018 and the penthouse collection in 2021.

We have turned guests away during peak weekends because we refuse to add rooms we cannot staff properly. That decision has cost us revenue and probably gained us the reputation we have today.

  1. 2012 — The lease

    Daniel signs a twenty-year lease on a half-empty heritage building and starts sketching room plans on the back of butcher's paper.

  2. 2014 — Kenarim opens

    Forty-eight rooms, one restaurant iteration, and a front desk staffed by four people who still work here today.

  3. 2016 — The kitchen

    The ground-floor restaurant opens with a menu built entirely around Victorian producers within a four-hour drive.

  4. 2018 — Wellness added

    Level five is converted into a lap pool, gym and treatment room, and we never once considered selling memberships.

  5. 2021 — The penthouses

    Six upper-floor suites open with private terraces and dedicated butlers, immediately filling a nine-month waitlist.

  6. 2024 — The boardroom

    The event floor is rebuilt with a 180-inch projection wall, dual fibre internet and a technical producer on every booking.

Philosophy

Five principles we do not bend on


None of these are slogans. They are rules that cost us money and occasionally annoy our accountants, but they are why guests come back year after year.

Buy local when it is better

Two-thirds of our wine list, most of our produce and all of our coffee come from within Victoria. Not because it is cheaper but because it is genuinely better.

Hire for attitude, train for skill

We would rather teach someone to run a front desk than teach someone to care about a guest. That is why our retention rate is the highest in the suburb.

Fix it properly or do not do it

If the wifi drops in one room we replace the whole access point, not just reboot it. Guests notice the difference on their second stay.

Speak plainly

No resort fees, no vague "premium" upsells and no fine print. If something costs extra, we tell you before we charge you.

Respect the guest's time

Check-in takes three minutes, not fifteen. Breakfast opens at 6:30. Valet returns the car within five minutes of a call. Details like this compound.

Stay small enough to know people

Seventy-two rooms is not a limit we back into by accident. It is the size at which every staff member can still recognise a returning guest.

Running a hotel without pretending


Hotels are not naturally green businesses, and we do not pretend otherwise. What we have done is pick the changes that actually reduce our footprint and stuck with them, rather than buying a certification and calling it a day.

  • Solar hot water supplying sixty percent of our daily hot water demand
  • In-room recycling and food waste separation on every floor
  • Ninety-two percent of produce sourced from within Victoria
  • LED re-lamping across the entire building completed in 2022
  • No single-use plastics in guest rooms or the restaurant since 2021
